Plenty of Positive Market News Today

Hungry for a little good real estate news? Leon d’Ancona, president of IMS Inc., has something to cheer you up.

D’Ancona, who provides real estate information to the industry, has set up a web site (http://www.happyrenews.com) that lists 2,319 markets in the United States where homes are selling well.

For instance, Loganville, Ga., homes sold 38.5 percent faster in April than they did in March, and sales of homes in Avondale, Ariz., increased by 64 percent in April compared with March

"The problem with glass-is-half-empty stories is that they have an undue psychological impact on markets that is not borne out by all the facts," says d’Ancona. "We know, because it's our business to know, that there are hundreds of cities and thousands of neighborhoods in the United States right now where the market is very healthy, thank you.”

These are skills every home owner should master to save lots of money over the years. Most can be tackled without fancy tools, although it helps to have a variable-speed power drill.

Here are some books you can read for more information on home do-it-yourself projects:
  • "The Reader's Digest Complete Do-It-Yourself Manual." First published in 1973, it was last updated in 2005. A great all-around book.
  • "Home Depot's Home Improvement 1-2-3" (Meredith Books, 2003, $34.95). Clear, helpful visuals.
  • "Home & Garden Television's Complete Fix-It" (Time Life, 2000, $29.95).

Wednesday's edition of the Anchorage Daily News reported that Girdwood's Chugach Adventure Guides is merging with Sun Valley Heli-Ski Guides and forming a new company called Epic to be based in Jackson Hole and offering international adventure activities.  On board with the new company is Dirk Collins (Teton Gravity Research), Tommy Moe, Jeremy Nobis, and Mike Overcast (Chugach Adventure Guides).

3.      The Girdwood wood lot is opened Saturday, May 10. It will be open through August 30, Saturdays from 9:00 am to 6:00 pm. It is located at the Industrial Park off Ruane Road.

4.      The GBOS office is using the Municipal Boards and Commissions on-line calendaring system to ensure public notice is given for local public meetings where the GBOS either is responsible for the meeting or may attend in numbers 3 or more. The schedules are published in the Anchorage Daily News.

5.      5/30/08 5:30 – 8:00 p.m. Friday – New Library and Community Center Grand Opening. Mayor Mark Begich, Senator Stevens, Senator Bunde and Representative Hawker will all be in attendance for the Ribbon Cutting ceremony, which begins at 6:45 p.m. Light refreshments will be served.

Greenspan: This Recession Is Mild

Speaking during a television interview, former Federal Reserve chairman Alan Greenspan declared that the country has slipped into a mild recession that is not likely to improve until residential property prices begin to stabilize and the pressure on financial institutions to write off mortgage-related losses eases up.

"We're in a recession," the economist said. "But this is an awfully pale recession at the moment. The declines in employment have not been as big as you'd expect to see."

Still, Greenspan was firm in his belief that the economy would not see a turnaround anytime soon and would likely be stagnant for the remainder of 2008.

Columnist: 'Media Is Wrong About Housing Slump'

Why buy a house now? You've been getting bad information. Here's why.

The financial press is worried that they might have gone too far - paralyzing the nation into recession by piling on housing. So they're finally beginning to question the indexes where they get their data, and whether the news is really as bad as it seems. Slowly but surely, headlines are changing from Don't Buy A Home Now to Is It Time To Buy?

We said it here first on Realty Times - that consumers aren't getting the full story. Indexes can be misleading because of the locations, prices, types of housing, and rates of increase they track.

In late April, Robert Shiller, founder of the Case-Shiller Index, announced that there was a good chance housing prices would fall further than the 30 percent drop during the Great Depression.

Shiller has plenty of reason to be negative - he makes money when people buy housing hedge funds, licensed with data obtained through his company Macromarkets LLC.

Now, finally, one brave journalist is writing that Case-Shiller is flawed.

In his story "Home-price data has its flaws," Chris Plummer of MarketWatch slammed both Shiller's Index and the Associated Press for being "grim reapers."

For the first time, S&P Index Committee Chairman David Blitzer "acknowledged his organization's overall and metro-market readings paint an incomplete picture."

No kidding. The index covers only 20 markets, heavily weighted to the most volatile metros in the nation.

Plummer also lampooned the AP for writing that "despite that index's limited seven-year history, home prices plunged by a record percentage at their fastest rate ever."

He also notes, "The glaring discrepancy in this case is that 17 of the 20 metro areas posted record annual declines, and yet 78 percent of the 330 metropolitan regions that the NAR tracks reported price increases ... ."

Bravo, Plummer. But the rest of the financial press still has a long way to go.

When Shiller says home prices are going to fall 30 percent, not one reporter who covered the story asked this simple follow-up question: "Bob, during the worst part of the Great Depression, one in four people were out of work. Our unemployment rate is a little over 5 percent. So what's going to drive home prices that low?"

Instead, no one did even the minimum Wikipedia search to find out what conditions were really like 75 years ago.

What that means is not only are the indexes misleading - the reporting is worse.

Right now we have mortgage interest rates three points below historical norms. We have housing inventories five months greater than balanced markets. Combine that with unemployment that is a half percent lower than the recession of 2003, and you have excellent homebuying conditions.

Stop listening to the media. Go buy a home.

The Girdwood Forest Fair committee has agreed to postpone the Girdwood Forest Fair. This difficult decision is based on the realization that while the fair in itself is a success, the activities that occur outside of the event present an unsafe environment for the community at large. The Forest Fair draws a significant population increase which stresses the resources of Girdwood and has in recent years drawn a number of undesirable characters to the valley - many of which do not attend the Forest Fair itself. These individuals have abused the privilege of participating in the Forest Fair and have treated the valley and the event with disrespect and a true lack of dignity. The community of Girdwood has voiced their opinions to the Forest Fair Committee about the events that occur outside the Forest Fair Park as an unsafe environment that is not in keeping with the values of the Forest Fair as a family event.
 
This undesirable behavior has deeply saddened the Forest Fair Committee as well as our vendors, musicians, event patrons and the community of Girdwood.
It is an expectation that since the Forest Fair is attracting the crowds to the Girdwood valley, it should be the responsibility of the Forest Fair Committee to protect the valley from potential harms such as vandalism, forest fire and other public safety hazards. The Forest Fair committee has been performing due diligence over the past 9 months to define risks and mitigation plans, including recommendations from the community. Through this process, the Committee has recognized that current risks may outweigh the capability of our Committee to effectively prevent the crowd who aren't coming to enjoy the Forest Fair but using this weekend for their own purposes from coming despite our efforts to remediate. In acceptance of this responsibility, the Forest Fair Committee has decided to postpone the event until we are able to provide a robust solution to the bad behavior presented by unwelcome patrons and send a clear message that the Forest Fair is a family event and those who do not respect the Forest Fair's intentions are not invited to return.
 
Thank you to all of the vendors, musicians and patrons who have made the Girdwood Forest Fair the best arts, crafts, music & food festival in all of Alaska. We sincerely hope you will send us the positive energy needed to bring back the Forest Fair in the years to come!
